Lake Villa, Illinois – The Village of Lake Villa is excited to share that it will be acquiring the former Pleviak Elementary School property, along with several nearby parcels of land, from Lake Villa School District 41. This long-anticipated move sets the stage for a transformational redevelopment project that will bring new life, business opportunities, and vibrancy to the Village’s downtown core business district.
The properties, located at 304 E. Grand Avenue and nearby parcels located at the northwest corner of Milwaukee Avenue (Rt. 83) and Grand Avenue (Rt. 132), will be transferred to the Village from School District 41, allowing for strategic planning and redevelopment that reflects the needs and hopes of Lake Villa residents.
“This partnership is a great example of how intergovernmental cooperation can lead to better outcomes for our residents and reflects our shared commitment to building a stronger future for Lake Villa,” said Mayor James McDonald, Mayor of Lake Villa. “By working together with the School District, we are making it possible to turn a dormant site into a vibrant, active space that contributes to our downtown economy, provides new amenities, and enhances the quality of life for our residents.”
With this acquisition, the Village plans to market the site and actively pursue development that enhances downtown activity, boosts the local economy, and creates a more walkable, connected, and dynamic community. Ideas under consideration include mixed-use developments with restaurants, retail shops, office space, and potentially community gathering areas that will bring people together.
Any proceeds from future sales will be shared, with 80% returned to the School District to support educational priorities, and 20% retained by the Village to cover redevelopment expenses such as environmental studies, legal fees, marketing, and planning efforts.
“Partnering with the Village to determine the best way to utilize the Pleviak property is a practical and logical solution for the Lake Villa District 41 School Board,” said President Michael Conway and Vice President Kurt Hansen in a joint statement. “This agreement ensures that the interests of the Village and the School District are working collaboratively together for the benefit of the entire community.
The Village will begin planning and engaging with the community in the months ahead. Residents can look forward to opportunities to share their ideas, provide input, and be part of shaping the future of this space.
