Eagle Creek Townhomes
Southeast Corner of Monaville Road & Cedar Lake Road
Eagle Creek Townhomes is a proposed 8-unit townhome development at the southeast corner of Monaville Road and Cedar Lake Road that will feature attached townhomes oriented along Monaville Road. The proposed development is composed of one parcel totaling approximately 4.63 acres and is currently vacant/unimproved land. The site is surrounded by agriculture (AG) and residential (SR2) to the north and south, and business (SB) to the west.


The Plan Commission/Zoning Board of Appeals is scheduled to hold a public hearing on Tuesday, April 14, 2026, to review the Developer's request for preliminary and final plat approval for a rezoning of the property from R2 to UR-4 and to permit a Conditional Use Permit for a residential planned development.
Cedar Lake Estates
At the March 16, 2026 Village Board meeting, the Village Board approved an Ordinance granting final approval to a proposed residential subdivision on the Cedar Lake Park property at Grand Avenue and Cedar Lake Road. Cedar Lake Estates is a Residential Planned Development that will be built by Lennar and will feature 127 single-family detached homes that will range in size from 1,866 to 2,907 square feet and will feature both three and four-bedroom options. The development will also feature two (2) park spaces and a walking connection trail between Steven Sherwood Park and Cedar Lake Road, providing convenient access to Grant Woods Forest Preserve.
At the March 5, 2026 Plan Commissioner/Zoning Board of Appeals meeting, the Plan Commission granted final approval to a Conditional Use Permit.

ECA Solar Initiative
23688 W. Petite Lake Road
The Lake Villa Community Solar Initiative, LLC., proposed by ECA Solar, is a planned renewable energy development located on W. Petite Lake Road. The project includes a ground-mounted solar array designed to generate clean, reliable electricity that will be delivered to the local power grid. The proposed development will utilize approximately 29 acres of a larger 48-acre site, with remaining land preserved for future use. The site is also planned to incorporate environmentally sustainable features such as pollinator-friendly plantings and low-impact land management practices.

The Plan Commission/Zoning Board of Appeals held a public hearing on January 21, 2026, to review the Developer's request for preliminary plat approval for a rezoning of the property from UR-1 to Agriculture and Conditional Use Permit to authorize a Conditional Use Permit for the solar facility use. The Village Board approved an Ordinance granting preliminary approval for the proposed development on March 16, 2026.
Lake Tower Crossing
0 Deep Lake Road: Starling
At the April 1, 2024 Village Board meeting, the Village Board approved an an Ordinance granting final approval to a proposed senior apartment development located at 0 Deep Lake Road. Starling Senior Apartments is a Residential Planned Development for Elderly Housing and to permit the Developer to construct a forty (40) unit senior apartment development which is age-restricted to persons 55 years of age and older with a mix of one-bedroom and two-bedroom units.

At the May 6, 2024 Village Board meeting, the Village Board approved an Ordinance granting final approval for an amendment to an existing Planned Development in Lake Tower Crossing for a multi-tenant commercial development to be anchored with a Dunkin’ Donuts drive through restaurant.

At the July 1, 2024 Village Board meeting, the Village Board approved an Ordinance granting final approval for an amendment to an existing Planned Development in Lake Tower Crossing for a proposed gas station development. A brand-new convenience store, carwash and gas pumps is slated to be developed on the Subject Property

Lake Villa Township Park

At the November 20, 2023 Village Board meeting, the Village Board approved an an Ordinance granting preliminary and final approval for a Conditional Use Permit for a 5-acre park at 38130 N. and 38196 N. Fairfield Road. The park will consist of community recreational space in the form of a senior-themed park which would include but not be limited to 6 pickle ball courts which would be converted in the winter months to a refrigerated ice skating rink, shuffleboard, and 16 raised bed community garden spots on the Property.
